Just because you are nice and polite does not make a good tenant. You may be a likable person, but there are a few more rules that you must follow in order to be a tenant that all landlords want living in their community.

1) Did you buy a 100lb dog and immediately place a large grill on your patio. While that may be the way your want to live in your new apartment home. Did you take the tip to learn and read over your entire lease contract. It will state specifically the rules regarding pets and grills on your patio. An apartment manager will really like you if you will follow these specific rules. Don’t try and sneak a dog in your apartment home. Not only will you probably get caught, you will have to pay some additional fees.

Pay your Rent on Time

When you signed your lease you agreed to pay a certain amount of rent every month. Apartment manager don’t enjoy having to deal with renters who pay late every month. It does say a lot about someone who pays late consistently. If you pay rent on time every month you will build credibility with the apartment community. That way, if you ever have to pay late, you probably will have a little leeway. The manager may even waive the late fee.

Ask Questions

If you are ever confused by certain rules or you have a complaint be sure and let the manager or leasing agent know. Remember there are probably several tenants who are known for crying wolf. So be honest and open.

It’s to no surprise that if your searching for an apartment in the inner loop or Galleria areas of Houston, you are probably more likely to use an apartment locator than if you were searching in one of the suburbs. The question is why? An apartment locator can assist renters seeking apartment homes in other areas outside of Houston including The Woodlands and Katy.

There are probably a few different reasons as to why apartment locators do more business with apartments inside of the loop.

1) There is more of a concentration of apartments inside the loop including areas like the Heights, Medical Center, River Oaks, Downtown, and MIdtown. It can be extremely confusing and often stressful when renters have so many options to choose from. And with apartment running all kinds of specials, its often easier to let an apartment locator do the work for you. It’s 100% free.

2) Other areas like Apartments in Cypress are much less numerous. There are only a handful of properties in the area. And by searching on the Internet you probably could find them all. You also could tour all the properties in one day. The fewer properties in the area will usually lead to individuals searching for apartments on their own.

3) However, a good apartment locator can offer more. Many times they can negotiate pricing or offer their own perspectives of the property.

If you have ever rented an apartment home before, chances are you have been late on your rent at least once. Texas law does allow for late fees to be charged to tenants who are delinquent in paying their rent.

Most rents are due on the first of the month. Usually there are a few days that are referred to as a grace period whereby a renter is not charged a late fee. It will be outlined in your contract specifically what the late fee amounts are and when they are due.

If you flat out don’t pay your rent for a specific month, most professionally managed apartment communities will begin the eviction process. This is a road you don’t want to travel.

If you feel as though the late fees are inappropriate, you should not sign your lease agreement. If you are possibly thinking about leasing from a private owner or landlord, you might want to negotiate the late fees. But this might not set to well, as the last kind of renter a tenant wants is one that doesn’t pay or is delinquent in paying rent on a monthly basis.

Most renters today have been conditioned to find apartment housing that offers some sort of special. And especially in Houston, where there are a myriad of apartment choices, its extremely competitive. Unlike outer suburbs of Houston like Cypress or Clear Lake, the inner loop is host to attractive and new apartment construction that is in high demand. Unlike normal flat apartment homes, these newer apartments feature high end upgrades including floor-to-ceiling windows, island style gourmet kitchens, and even energy efficient appliances. And usually where the most competition lies the best deals. Renters can typically find the best apartment specials at newer communities. Many times this does not mean lower pricing than other nearby apartment communities. They may offer one or two months free on longer term leases plus additional bonuses like waived deposits and application fees. Look and lease specials are also prevalent. Usually after you tour a property, the leasing agent will offer you and additional incentive if you submit an application and deposit within 24 hours, you will get an additional incentive .

Many of you will ask do these apartments negotiate?

Most of the apartments will not negotiate. There are usually hundreds of units and negotiating each apartment lease would consume a large amount of time. Apartments do shop each other and try and come up with an competitive rate. If you believe they are over charging you can always use a Dallas apartment Locator. Look to lease Carrollton apartments for rent.

When you move into your new apartment home, your leasing agent or apartment manager will provide you with a moving in checklist. This will be your opportunity to list any pre-existing conditions that may already exist in your apartment home. The apartment community will most likely fix any problems that already exist. If the community does not provide you with a checklist you can make your own.

Start with a notepad and a piece of paper. Check over the ceiling and walls in each room. Look for dents, cracks, holes, or other damage. If you have wallpaper, check for tears or places where the wallpaper may be peeling.

Next start inspecting the flooring. Are there any stains, chips, cracks, tears, dents, or other deformities in the flooring. Many times the apartment community won’t fix the flooring if its minimal. However, its best if you do make a note to protect yourself from any possible charges. Also go through each room and check to make sure all lights are functioning properly. If the apartment community has dimmers, inspect these as well.

Go through all the bathrooms and test the hot and cold water. Inspect the tiling and fixtures for any chips or cracks.

Check all the windows and make sure the open and close thoroughly. Also check that the locks are functioning properly. After you have done a thorough inspection of your apartment home, turn your checklist back into the apartment manager as soon as possible. Make a copy and store it in a safe place.

If you are one of those people who was not able to receive their apartment deposit back after you moved out, you may have some options. Under Texas law a landlord must return your deposit within 30 days after you move out. However, many times a landlord will not abide by this. If you have done any damage to the apartment community, they are able to deduct your deposit from the damages. Even if they deduct the entire amount, they are supposed to send you an itemized list of what the damages were.

If you live in a private apartment community or in a community that did not return your deposit you may have to use the courts in order to receive your deposit back. And Small Claims Court is the place for this. If you cannot work out your differences with your landlord, the law offers you another way to resolve your case.

You can sue in Small Claims Court in Texas for up to $10,000. You can contact your local courthouse or drop by to fill out the appropriate paperwork. There are filing fees. If you want to sue one party if will cost just under $100 to sue. The court house will provide you with proper instructions to sue.

The day of court you will be able to explain your side to the judge, as will the defendent. And he/she will make a decision. And in Texas you are not required to bring an attorney to the courthouse.

This is not legal advice. If you have questions, be sure and contact your attorney.

When you leave your apartment home for short time, you will want to take some precautions to minimize your chances of your apartment home being broken into. Many renters don’t realize that if they just followed some simple procedures, it could have reduced their chances of any break-ins.

1) Step outside your apartment home, Do you see any valuables in the windows. Can someone peer in your window and see expensive electronics or artwork? If you can, you should move these items while you are away.

2) Check to make sure all of your doors and windows are securely locked. Your apartment doors should have a dead bolt. If they don’t you might want to consider moving into a different apartment next time. If you have a sliding glass door, slide a rod or wedge something along the track to prevent further break-ins.

3) Can you make it appear as thought someone is home when they really are not? If you can set light timers or program your television or radio to turn on and off, this will send signals to would be burglars, someone is home.

4) Don’t close your blinds on all your windows, this may send signals to someone, that no one is home. And never leave a message on your answering machine that your away on vacation.

5) If you have an intrusions alarm, be sure and activate it.
