Ther Meritage apartments are located right of Braeswood and consists of 240 luxury apartments.  If you are interested in a property that has all the amenities that new construction offers you have come to the right place.   One advantage of new apartment homes are that the management companies are looking to fill up the vacancies as fast as possible as they usually offer free rent.  Its also great to live in a brand new apartment home that has never been occupied before. Bring your large dogs too as they are accepted all the way up to 99 pounds. Before you start searching for you apartment home there are a few things you will need to know if you plan on bringing any pets with you.  First off you should know there are only two critical points apartments will abide by.  These are pet weight and breed type.  Also it must be known that apartments will only accept up to 2 pets. Cats are almost always accepted and will not be a problem. Exotic animals and aquariums are always a question that must be brought before the apartment manager.

If your dog falls into the category of an aggressive breed you will be most likely denied. Aggressive breeds include dobermans, German Shepherds, etc.  The property will not assume the liability associated with dogs of this magnitude.  If you dog is a mix you will need to talk with a leasing agent or property manager.

The other category which will determine whether your dog is accepted is your dog’s weight. Each property has their own maximum weight limit.  Most properties consider a large dog 50 lbs and only a few will accept dogs up to 99 pounds.  Most properties with concrete flooring will accept large dogs.  However carpeting and hardwood floors can be damaged by larger dogs, and many properties frown upon allowing dogs of this magnitude on the premises.

The Alexan brand has begun to makes itself more and more prominent as more apartment communities have begun to open up around the greater Houston city limits. One of their properties in particular has an exceptional safety rating in the medical center which is very astonishing. The medical center area is known very car break-ins in many of the public parking lots.

Alexan Main Street is a luxurious 286 unit apartment community in the heart of the medical center.  As with all new Alexan construction, renters will discover amenities including gourmet kitchens with granite counters, intrusion alarms, full size washer and dryers in each unit, hardwood flooring, and much more.  Some of the more general amenities include a sparkling resort style swimming pool, a business center featuring high speed internet, and an Alexan arcade video game room.  The fitness center will include  state of the art equipment including treadmills, free weights, and elliptical machines.

The Promenade at Hermann Park is also a luxury apartment with a spectacular location near the metro light rail and the Museum district.  The light rail is extremely convenient as it takes travelers from the Medical Center area all the way north towards the downtown area. Get Your Deposit Back From Your Apartment Community

Getting your deposit back from your apartment community is always questionable.  There are some steps you can follow to ensure that you will receive as much back as possible.

The day you move into your apartment home your leasing agent should provide you with a questionnaire.  It will have a series of questions pertaining to the condition of your apartment. Simply put you should include any damages you discover while you view your new home.  Stained or worn carpeting, marks on the walls, chipped paint, cracked windows, anything that needs repair or you believe you may be charged for should be included.  During your stay in your apartment home make sure the maintenance staff makes all the necessary adjustments needed. Remember maintenance should be included in your monthly rent. So if your air conditioning filter needs replacing or shower door comes off the hinges; these are things that should be fixed for free. If you stain your carpeting or put a whole in a wall you should expect these items to be deducted from your security deposit.

After you move out of your Conroe apartments, the complex has 30 days to return your deposit to your address you left when you moved out of the community.  If you receive less than what you intially paid your landlord or apartment community must tell you why they deducted a certain portion. If you disagree with the deductions or you did not receive any monies whatsoever try contacting the apartment complex. If this does not work you can always take them to small claims court to recover you monies.

More Woodlands Apartments

The Woodlands is just north of Houston and is an extremely popular area among residents who want to live outside of a big city.  The Woodlands is heavily wooded and contains a plethora of fine schools, an outside concert venue, and fabulous shopping destinations.  The area contains many building codes which restrict the look an feel many commercial retail centers provide.  This adds to the the overall living value in the city.  Recently several new Woodlands apartments have opened their doors for business in the immediate area.

The Abbey on Lake Wyndemere is one of the newest Woodlands apartment communities.  This 360 apartment complex has large one bedroom apartment homes boasting between 861 and 1130 total square feet. The Abbey contains stunning amenities that are usually apart of new apartment construction. Renters can find a stunning pool (free poolside WiFi) showcasing a beach entry style entryway, custom kitchens with granite counters and black appliances, 4 elevators for your convenience, and a 24 hour athletic center. Of course these are only a few of the many amenities offered. The view of the lake is a huge draw to the property.

Another brand new apartment community, Alexan Sterling Ridge, is another Trammell Crow development providing 310 units of luxury.  Rates here a a little more economical than the Abbey, however, square footages begin at 701 square feet. The Alexan brand of communities provides amenities that include gourmet kitchens, rounded corners, wood plank flooring, large roman tubs, and much more.

The Woodlands is a terrific place to call home and it boasts several apartment homes that exemplify luxury.

San Cierra Apartments in Houston

San Cierra apartments is one of the new luxury apartment community that has recently opened for business.  These are more like apartment homes as one bedrooms are extremely spacious.  The beginning square footage for one bedroom apartment homes begin at 935 square feet. Many new apartment communities have been reducing the square footage size in order to fit in more apartment units and are therefore able to secure more total rent for the apartment community each month. However the developer here went against the grain. They are also one of the few properties that offers a 3 bedroom 3 bathroom floor plan containing over 1900 square feet. This will rival many townhomes in the area.  If you are contemplating leasing a home; San Cierra may offer strong competition.  New construction has a broad appeal and this community is more of a luxury resort than it is a typical apartment home. If you are searching for an apartment in north Houston this definitely deserves consideration.  Interiors boast attached garages, separate showers, intrusion alarms, granite counters in the kitchen and bathrooms, and much more. The property also features a resort-style pool which cannot be described in words but must be seen.  Make sure you take advantage of the private move theatre which seats 24 total people.

The Core Apartments in Houston

The memorial heights has seen a continued expansion of apartments in the area.  Apartments and townhomes were constructed as fast as builders could get the loans from the banks and the materials they needed.  If you drive down Studemont you will not miss the mammoth apartment communities that line the streets in the area.  The Core apartments are the newest community complex in the area to open its doors for business. If you are looking for some hot specials in the area this is definitely one complex that should be on your list.  Of course they will have all the lavish amenities renters desire today. The one amenity renters cannot live without today are non-carpeted floors. The Core offers stained concrete flooring and granite counters in the kitchens.  One bonus of the concrete flooring is that it is extremely easy to clean up any fluids or components that would normally stain a rug.  The Core is also pet friendly and allows dogs up to 99 total pounds.  New apartment communities also boast state of the art fitness centers.  Free weights, exercise balls, elliptical equipement, and treadmills with flat screen televisions are usually featured in the aerobic centers.  And with the state of the economy you can bet you can get great deals on many new apartment communities today.

West/Northwest Houston Apartments

Houston has seen a large amount of growth in terms of both population and construction outside of the popular inner loop area.  Areas like Cypress and Sugar Land have a very low cost of living compared to other areas, not only in Texas but in other portions of the United States.  Sugar Land has won several awards regarding the quality of living one can achieve when comparing cost of living, employment, and over all enjoyment of live.  The Cy Fair school district in northwest Houston has constructed a brand new multi use complex (The Barry Center) which includes a football stadium, a theatre, and much more.

Apartment construction has seen its share of growth as well.  West Houston apartments are offering great modern amenities everyone will enjoy.  Things like granite counters, island style kitchens, energy efficient appliances, and non-carpeted floors can be obtained at many apartment communities in the outer edges of the Houston city limits.  Developers and builders have jumped on the trendy needs and wants of renters.  Even loft style apartment homes have begun to appear in suburban areas.  Rental rates are extremely economical compared to the Downtown and popular inner loop areas like River Oaks.  In response the congeston the Interstate 10 Freeway has been completely remodeled just west of the 610 Loop westward until one reaches the Katy area. The west Houston area will continue its rapid growth into the future.

Houston Medical Center Apartments

Houston medical center apartments are extremely popular among medical center students, doctors, and other professionals who work in the immediate area. The Texas Medical Center is the largest medical center in the world boasting 45 medical related institutions, 13 hospitals, 2 medical schools, 4 nursing schools, and much more.  The Texas Medical Center performs more heart surgery than in any other portion of the world. The Baylor Hospital has plans to open in 2011. This hospital will showcase state of the art equipment and construction into the area.  The medical center has a superb location with Reliant Park, Hermann Park, The Museum District, and Rice University in the near vicinity. As of 2006 the Medical Center employed around seventy five thousand employees.

The Metro Light Rail also begins in the Medical Center and travels northward ending on the north-side of Downtown Houston.  The light rail has only been around the city for about 5 years and plays a great role in public transportation around the city. Recently there have been several new apartments in the area that have opened their doors for business and the demand continues to surge for apartment housing in the area.  Each and every year thousands of students descend up the area just before school begins in late August.  Their main objective is to solidify adequate apartment housing.  This can be very tedious for many individuals who are looking for close access to campus, transportation, bus lines, and convenient light rail access.  However, there are many outstanding choices in different price ranges to choose from.

The Phoenician and The Mirage

The Phoenican and The Mirage apartments are two older communities built in the 1990’s in Houston, Tx. The Mirage is a smaller complex which only contains 200 units.  Its more difficult today to find corporate apartment housing with units that number in the mid 100’s and low 200’s.  Developers have begun a trend to maximize profits for both themselves and management companies.  They are finding ways to squeeze the unit size downward without driving down the cost management companies can charge per square foot. The Mirage was constructed in 1991 and has not undergone any remodeling as of yet. Renters will find a normal apartment community that lacks any of the upgrades of an apartment home built in today’s environment.  In comparison to La Tour Fontaine (est. 1994) which is a property that has undergone upgrades already.  Hardwood flooring and granite counters have been installed in many of the apartment homes themselves.

The Phoenician apartments are almost directly across the street from The Mirage.  Both properties are managed by Lincoln Property Company.  The Phoenician (est 1993) was built around the same time frame as The Mirage.  However, The Phoenician was recently remodeled in 2007 to compete with some of the newer properties in the area.  If apartment corporations don’t upgrade their communities to compete with apartments with state of the art features they can no larger charge higher rates.  Also older apartment communities will require more maintenance as older equipment begins to break down as a faster rate.  By remodeling these apartments can now charge a higher rate to the consumer and compete with brand new apartment communities.
