Remember if you are dealing with a smaller duplex or private owner it will really depend on how desperate he/she in trying to lease up his place. If he has only one or two vacancies you might have a harder time trying to bring down the price.  If he has 20 total units and 10 vacancies you will have more leverage in getting in on a sweet deal.

But if you are searching for larger apartment homes you can use other apartments against each other. First of all you will need to tour properties to find out which ones you like. It may take you a few weeks and lots of apartment tours to decide what you want.
