It really is “deal” time in Houston if you are searching for apartment homes. Of course when and where you search will determine the best deal price you can garner. And if you live in a big city like Houston, TX or another one with a substantial amount of apartments for lease here are some tips to get a better deal with your apartment community.

Remember if you are dealing with a smaller duplex or private owner it will really depend on how desperate he/she in trying to lease up his place. If he has only one or two vacancies you might have a harder time trying to bring down the price.  If he has 20 total units and 10 vacancies you will have more leverage in getting in on a sweet deal.

But if you are searching for larger apartment homes you can use other apartments against each other. First of all you will need to tour properties to find out which ones you like. It may take you a few weeks and lots of apartment tours to decide what you want.

Many people are always asking us how to choose a safe apartment community. Many would be renters are fearful that the home or car may be broken in to. Or worse, their own personal safety might be compromised. Well of course in today’s world there is no sure fire way to guarantee this from happening, However, there are ways to minimize any break-ins that may occur either  in your own personal apartment home.

1) Choose an apartment home with a gate attendant

There are many apartment homes that require every car that passes through to check in with guard at the front gate before you pass through. Of course if you are a resident they will provide you with a sticker to prove you are a resident of the community. This prevents others from just driving in who don’t belong. If you are a guest you must provide the gate attendant with your drivers license if you hope to pass.

2) Is The Parking Area Lighted Well

Many criminals who want to break into your car don’t like well lighted areas. This will allow witnesses to easily see if somebody is lurking around the area that shouldn’t be. Some apartment communities will have security that walks or drives through the area to make sure there isn’t any mischief going on.

3) Is it Easy To Get Into Your Apartment Building

If you are a non-resident how easy is it to get into the property. Sometimes the access gates are wide open or there are not gates at all. Writing a Demand Letter

So you have exhausted all your resources attempting to receive your commissions owed to you by the apartment community. What is your next step? You will want to write a thorough demand letter.

Where To Send The Demand Letter

The demand letter should be addressed to the property in question that has not provided you with the appropriate payment. You should send the letter to the apartment itself.

I like to send the demand letter to the management company as well. Sometimes you have a rogue apartment manager with an attitude. Sometimes the apartment manager just does not process the invoice at all.  I like to make sure the management company has a copy of the letter in their hands. I will also include a copy of the invoice, my broker’s license, and the W-9 too. That way there will not be any excuses.

Oh, and make sure you send the letter certified.

Whats In The Demand Letter

The letter should state the situation. Here you should simply include that you have attempted to contact the property to receive payment.  You have been unsuccessful in your attempts and you are writing this final letter to receive the payment. Make sure that they know you will use the court system as a final resolution. Normally you will want to give them 5 or 10 business days to comply.

Go to your local post office and mail the letter. Hopefully this will get you paid. Remember almost all Baytown apartments will pay you. And most of the Houston Tx apartments are more than happy to receive business from you.

Many of our customers are extremely concerned with the security at an apartment community.  They state we want a safe place.

Depending on what part of town you live in and the apartment owners and management crime can vary from one apartment community to the other. In fact sometimes apartments that are located right across the street from one another have crime rates that are polar opposites.

The Houston Police Department is the best place to check for Houston Crime Stats.  You can retrieve data that will even pertain to certain addresses. This may help you make a better decision regarding where you should live. Don’t trust apartment ratings at this website is filled with data that cannot be trusted. People will make assumptions about a blog post or a few negative sentences that are written by an anonymous writer.

When you are searching for a new apartmet home there are a few things you should look out for.

1. Does the apartment community have gated access?

2. Does the apartment community have gate codes or is each resident provided with a key fob?

3. Is there a gate attendant at the entrance of the property?

If the property is unsecured and anyone can enter and leave you might want to put this community on the bottom of your list. The more restrictions you are required to possess are a great indication of a community that appears to be safe.

Other Luxury Apartments in Houston

There has been quite a bit of new apartment construction all over the city of Houston and in the outlying areas in the last few years.  Thousands and thousands of units are and have been introduced onto the market the last few years. Apartment homes now are featuring concrete and wood floors, stainless steel appliances, resort style pools, tanning beds, fitness centers with free weights, and other top of the line equipment. Renters have many options at their fingertips when it comes to leasing units on a 12 month lease or longer. Here are a few of the newer communities in the area.

Gables 6464 San Felipe is Gables newest community in the Galleria area. This community sports spacious loft residences with open floor plans, wood floors, and gourmet island style kitchens, and stained custom cabinetry, and 18 inch style ceramic tile flooring.  The bathrooms contain large garden tubs and a large parking garage parking structure for your convenience.

Alexan Westheimer is one of Alexan’s newest properties in the inner loop area. All floors on the first floor boast a stained concrete flooring and 2,3, and 4th floors contain wood floors.  All Alexan properties contain a state of the art fitness center that rivals many gyms in the area.  Also this location is really second to none as residents will be in close location to the Museum District, River Oaks, Downtown, and the Texas Medical Center.  This community was just completed in 2008 and sports 244 total units.

Finger’s Apartment Communities

Finger Apartment Communities are a favorite of ours and residents around the area have very few complaints when it comes to their day to day dealings with this management company. They have a track history of paying their vendors quickly and quick to respond to any questions and concerns.

They have properties all over the city including Clear :Lake, the inner loop, and northwest areas.  The Park at Armand Bayou is one of their  apartments communities in the Clear Lake area. It was constructed in 96 and their one bedrooms are extremely large (starting at 839 square feet). Apartment homes feature 9 to 10 foot ceilings with crown molding and all apartment homes have full size washer and dryer’s and french doors which lead onto a balcony or patio. Even though this community may be one of the more expensive in the Clear Lake area, when you factor in the square footage it is actually a great price.

The Creole on Yorktown is one of their apartment communities closer to the Galleria. This community is actually a bit older as it was constructed in 1971.  Compared to other communities, they will not have all the bells and whistles of the newer communities, but Fingers does such a good job managing their apartment homes you should definitely factor this into your apartment search.

The Post Oak at Woodway is their most luxurious property in the Uptown/Galleria area. One bedrooms easily range well above $1000 for their starting one bedroom units.  However, it has a prime location and is very secure.
